Designed with Tigg Coll Architects, 12 St. Simon’s Avenue is the refurbishment of an existing large, detached Arts & Crafts style house in Putney.

The project includes a new basement to be constructed below part of the existing footprint of the building, and a new single storey extension to the rear.

As part of the works Engenuiti commissioned a CCTV survey of the existing drainage network on the site. This network was assessed to establish if all or part of it could be re-used.

The basement construction presented a challenge as the drainage outfall for the site had to be re-routed to avoid the new build structure.

Engenuiti liaised with Thames Water to agree the drainage discharge rates from the site via the existing combined outfall pipe serving the site.
